Garage Door Maintenance - DIY Tips And Advice

Every six months you should take a look at your garage door,  the hardware and accessories. As time passes, parts can break or become worn. Always remember safety when working with garage doors.

1. Most garage door weatherstripping is made of rubber and periodically needs cleaning and lubricated. Using a bucket of water or a hose, clean and dry off the weatherstripping. Apply a silicone based lubricant to keep it flexible.

2. Make sure the garage door is balanced correctly. With the garage door opener disabled, you should be able to lift the door without too much exertion. It should stay open between two to four feet above the garage floor. If it's out of balance you should check the tracks for loose bolts that could cause it to go out of alignment.

 

3. Check the reverse feature on your garage door opener. This can be done by placing a object on the garage floor such as a length of 2x4. If the garage door doesn't reverse on contact it needs to be adjusted. Check your owners manual or call a professional.

4. Does the garage door close completely? The limits or force may need to be adjusted on your garage door opener. Again, look at your owners manual as all garage door openers are different.

 

5. The door should also reverse when anything passes the beam. If it's not reversing you need to make sure the photoelectric sensors are aligned. Again, check your owners manual or call a professional if you need assistance.

6. The bottom brackets are attached to the springs using cables. Look to make sure the cables are not worn. DO NOT DETACH THE BOTTOM BRACKETS OR THE SPRINGS. Call a professional.

7. Periodically the garage door rollers and hinges need to be lubricated. Use a light oil to apply to the parts and wipe off any excess with a cloth. The tracks may also needed to be cleaned. Over several months they can collect dirt and debris. Don't forget the springs. Using a spray type lubricant, lightly coat the areas you can get to. DO NOT ATTEMPT TO REMOVE THE SPRINGS.

 

8. When needed, wash your garage door with a mild detergent. Let it completely dry and apply a good wax to it, such as car wax. This will not only give it protection from harmful sunlight but will also give it a nice shine.

ABOUT SAFETY: People have been seriously injured or killed trying to mess around with garage door springs. When a garage door is closed the springs are under a heavy load. Garage doors can weigh 400 pounds and the springs are carrying that load. If they become unattached they can launch and become deadly.
